All properties are available on a short hold tenancy for a minimum period of 6 months.A deposit equal to one months rent will be held for the term of the tenancy andthe rent is payable monthly in advance.
TENANTS TERMS OF BUSINESS
References: Will be taken up by an outside referencing agency at a cost of £50.00 per person, encompassing: work, personal, financial, and previous landlord references.
All Tenants: Will require two forms of ID (bank statement, driving license or passport) and three payslips.
Full references will be required prior to taking occupation of the premises.
Utilities: You will need to arrange the transfer of general services into your names (Gas, Electric, Telephone and Water). Failure to do so may lead to inconvenience and possible overcharging.
Connection: Jonathan Webb & Co will not be held responsible for any problemscaused by services not connected on the day that you move into the property.
Council Tax: is sole responsibility of the tenant to register prior to movingin.
Utilities: the tenant should be fully aware and understand that the paymentof all utility bills and council tax remain the sole responsibility of the tenantat all times. The landlord cannot and will not be held responsible in anyway forany bills due during tenancy.
Rental Payment: must be made by Bank standing order from one account only.Jonathan Webb & Co will arrange for the standing order to leave your nominatedaccount three days prior the rent due day to allow the payment to clear the bankingsystem.
Cleared Funds: It is vital that you have cleared funds (Bank or Building Society Draft or Cash) before completion can proceed.
Cheques: Jonathan Webb & Co will under no circumstances accept personal cheques to cover exchange of contracts.
Tenancy Agreement: All parties taking occupation must sign the Tenancy Agreement at our offices before keys can be released.
Guarantor: Where tenant/s have guarantor the involved must sign the appropriate covenant before occupation can commence and supply two forms of ID.
